Our approach is client focused.
Goodhand Builders has developed a systematic approach to our design and build process that is driven by our client’s needs, goals and desires.
We want to know your vision for the project. We’ll go over the solutions we can offer to the change or problem you’re looking to solve and discuss how to work with your budget and your time frame. Our difference is, we not only ask these questions, we listen to your answers.
Before anything happens, you’ll l know what your project will cost, how long it will take and what the final result will look like as well as how it will function.
Step 1 – Discovery & Discussion
We begin with a phone discussion to fully explore all of your ideas, questions, concerns, wants and need. This helps us to see the project through your eyes, so that we can work more effectively with you during the planning process. We’ll ask you to put together a sort of scrapbook or illustrated diary to show us what you’ve got in mind and everything you’ve been thinking about for your project. You’ll include pictures, priorities, your favorite styles…all as detailed as you like. You can even include the styles we should absolutely avoid if you think that will help us realize your goals. Be sure to include the family! This is everyone’s space!
Step 2 – Needs Assessment & Solution Development
We’ll sit down with you to listen to your ideas and help you prioritize wants and needs. We’ll do an evaluation of the existing environment with you and talk about solutions for making the transition to your dream look seamlessly.
Once we’ve gathered all this essential information, we’ll prepare a detailed proposal and an estimate for your project. We’ll deliver a plan that will map out the project from beginning to end, discussing everything from demolition, to framing, electrical and plumbing and materials. An approximate budget will be established and we can make adjustments at that point to help ensure that you won’t face budget overruns at the end of the project.
Step 3 – Site Verification & Space/Structural Planning
We’ll completely evaluate your space and take detailed measurements of current dimensions. This overview will aid us as we work our way down to the fine points of the creative process with placement of new features including foundation, framing, electrical, plumbing, and mechanical (HVAC). We then map out how we’ll proceed and realize your project. We’ll go over construction techniques, materials, and specifications and clearly define everything for you. The map will include architecture, space planning, structural changes, everything that adds up to the finished project. This is then presented for your approval.
Step 4 – Pricing Review
Occasionally, and taking your input into consideration, design creativity and solution development may push the project in a different direction. If this occurs, we’ll review the budget and determine if we are still on track with the budget expectations. Nothing goes forward until you say so.
Step 5 – Selections
We’ll assist you in selection of materials by going over cabinetry, counter tops, appliances, plumbing materials and more to get your input and find materials that fit your taste. A preliminary electrical plan will be created, detailing the proposed placement of lighting, outlets, switches, etc. and then all of your selections will be expertly coordinated to enhance your space and express your unique style. Certain decisions are better left for once construction has begun (like paint colors or the exact location of lighting).
All of the project information is then gathered together in the job book we’ll create for your project. Copies of the job books are kept by your Project Manager and on-site for any subcontractors to reference. This will help ensure a seamless transition of details from design to production and is used as a reference for any meetings at the job site.
All of the information that has been gathered up to this point is then assembled in the final construction contract. The contract will include copies of drawings, a detailed description of the work, selections, the payment schedule, the project timeline and more.
When construction begins a lot of things will be happening simultaneously. We always think of this as an exciting time, but we know it can also feel confusing or overwhelming for the homeowner. To help you be prepared, we will provide you with our Homeowner’s Expectation Guide. This guide walks you through each step of the construction process, sharing not only the highs, but also those moments when you may feel frustrated or impatient. We want you to be fully informed so that you can anticipate what to expect during each phase of the project.
Step 6 – Pre-Construction & Staging
We’ll first meet with you on-site to review all aspects of the project and make sure that any potential obstacles have been addressed. We want to clarify what is important to you, so we will also discuss with you such details as where the dumpster will be located, where materials will be stored, traffic flow, work hours, your family, the steps we will take to protect non-construction areas of your home from dust, and how you can safeguard your pets. Everything that matters to you!
We’ll also schedule each of the trade contractors and begin to order materials and confirm lead times to make sure that materials are on-site in time for their installation during this period. These steps are designed to help reduce the level of stress that you may experience during your renovation.
We will also apply for Permits from the City or County that you live in.
Step 7 – Construction
We believe that communication is essential so during construction your project manager will host weekly on-site meetings with you to keep everyone on the same page. A detailed agenda is followed covering upcoming payments, selections that need to be made, deadlines, project schedule updates and any questions or concerns you may have.
Step 8 – Project Closing
Near the end of construction your project manager will meet with you and go through a detailed site review to address any finishing touches that may be required and any concerns you may still have. They’ll partner to work with you to make sure everything is completed to your satisfaction.
Step 9 – Feedback & Paperwork Meeting
Your input is invaluable to us. It helps us learn what we are doing right and more importantly what we can improve to provide the most exceptional experience possible. At the conclusion of your project we will meet with you to get your feedback as to how it went. We will also provide contact information for different reporting agencies should you wish to share your experience.
For your records, you will receive a fully written warranty manual detailing the process we go through to address any warranty issues you may have. We do everything possible to help you protect the major investment you have just made in your home.
